1600 N. Talman is the second phase of a two-building development with a renovation and new construction component. We reported on the first phase, rehab of an immediately adjacent existing building, back in April. While the first phase was family housing, this building consists of 53 affordable housing units for the elderly, with community space and covered parking on the first floor. Both phases are seeking Chicago Green Homes certification.
The elderly housing building contains most of the same energy-efficient and envelope features as the family building, and some of the nice add-ons such as indoor bike parking. Two major additions to the elderly building are a green roof and a more sophisticated (and usually more efficient) central mechanical system. Central mechanical systems (rather than individual furnaces) are often seen as a more practical solution in housing types with significant support services (such as elderly housing), rather than family housing, where support for operations and maintenance may be less.
Other project team members include general contractor Tropic Construction, Forefront Structural Engineering, mechanical and plumbing engineer Consolidated Consulting Engineers, McKay Landscape Architects, and commissioning agent Hill Mechanical.
