Farr's 3,200 square foot office space in the historic Monadnock Building is another example of historic preservation and green design working together. The space was a LEED for Commercial Interiors pilot project and is currently applying for the final certification.
The project includes many of the low-VOC, regionally produced, and recycled content materials that are typical of CI projects - they are detailed nicely on the firm's project page. The building's shallow floorplate allows for some cross-ventilation - the original double-hung windows are still in place and opened regularly by the staff. Of course, the original 1/4" plate glass is also in place and can't be changed because of the building's landmark status, making energy efficiency a challenge. The shallow floorplate also contributes to daylighting, and perimeter light fixtures are dimmed in response to available daylight.
The landlord has a fairly green policy of renting "suites not space." Tenant designs must allow for easy rehab for the next tenant, reducing construction waste. This contrasts sharply with many modern office towers where new tenants frequently gut and build from scratch.
